How the Dubai rent increase calculator works
Dubai rent increase caps generally depend on how far your current rent sits below the average market rent for similar units. If you are at or above market, the allowed increase is often 0%.
When current rent is equal to or higher than average, landlords often cannot raise rent.
Larger gaps below market typically allow higher percentage increases (up to a capped maximum).
Landlords usually must give proper written notice before renewal increases.
Free Dubai RERA rent increase calculator
Use this Dubai rent increase calculator to estimate the maximum raise at renewal based on a common RERA-style comparison between your current annual rent and the market average for similar units. Rules and official index values can change — always confirm on the official RERA / Dubai Land Department tools before you renew or dispute a notice.
How this rent calculator works
Enter your current annual rent and the market average rent for a comparable unit. For renewals, the tool estimates how far below market you are, then maps that gap to a maximum increase band (commonly 0%, 5%, 10%, 15%, or 20% in planning guides). For a brand-new tenancy, market rent usually applies rather than an increase percentage.
Simple rent-increase planning formula
- Gap % ≈ (market average − current rent) ÷ market average × 100
- If gap ≤ 0% (at or above market) → often 0% max increase
- If slightly below market → lower capped % band
- If significantly below market → higher capped % band (still limited)
- New max rent ≈ current rent × (1 + max increase %)
This page uses those planning bands as a guide. Your building, unit type, and the official rental index for your area are what matter legally.
Dubai renewal guidelines tenants should know
Keep copies of your Ejari contract, payment receipts, and any landlord notices. Check whether notice periods were followed. Compare like-with-like units: same community, similar size, similar finishes. If an increase makes staying unaffordable, start viewing early — popular Dubai communities move quickly near renewal season.
Thinking of moving instead of renewing?

Important disclaimer
This calculator is an educational planning tool, not legal advice. Confirm figures with the official Dubai rental index and your tenancy documents before making decisions.
How tenants use market rent comparisons
Start with your current annual rent from Ejari. Find a realistic market average for similar units in the same community — same bedroom count and comparable finish. If your rent is already near or above that average, many renewal scenarios allow little or no increase. If you are well below market, a capped percentage may apply. Always cross-check the official rental index rather than relying on listings alone.
Negotiation and move-vs-renew checklist
Ask for upgrades, painting, or a smaller increase if you have been a reliable tenant. Calculate the true cost of moving: deposit, movers, packing, and time off work. If renewing still costs less than relocating, staying can win even with a modest increase. If the capped increase is high and cheaper units exist nearby, run numbers with the cost of living calculator and get a move estimate.
This tool is for planning. Confirm legal caps and notice rules on official Dubai Land Department / RERA channels before you accept or reject a renewal offer.
